Framing Contractors on a Live Site: A Walk Through a 36-Unit Building
A 36-unit apartment building with roughly 35,000 to 40,000 square feet of framing sounds like a job that would take most of a season, and yet our framing contractors closed it in about eight weeks, all while a laundry and a liquor store kept serving customers on the ground floor below. Today we’re walking you through 81 Hancock Street in Dorchester, where the framing is just about done and windows and MEP work (mechanical, electrical and plumbing) are starting up, so you can see how a crew keeps a job moving.

A 36-Unit Building Over a Laundry and a Liquor Store
The project is a 36-unit, market-rate rental building with three identical floors and 12 units on each one. The mix covers one-, two- and three-bedroom apartments. If you've worked in residential construction, you know how much that repetition helps. Once a crew figures out the first floor, the next two go a whole lot smoother.
This is the part that sets Hancock Street apart from a typical job: the laundry and the liquor store stay open for the entire build, so our framing contractors work with customers coming and going just below them, and every material delivery and crew movement has to be coordinated around that foot traffic. The general contractor calls it an incredible degree of difficulty, and having been on site, we’d have to agree.
That’s the situation we stepped into as the framing contractors on this project, and it’s a big reason why having a single team makes such a difference here. Lifetime was brought in for the framing, the windows and the siding, so the same company that builds the structure is the one that closes it in, with one point of contact for the general contractor and no hand-offs between different teams. On a site where every delivery and every crew movement has to be planned around the businesses downstairs, fewer moving parts means fewer things to coordinate and a lot less room for things to slip.
Inside the Framing: Three Floors, Twelve Units Each
Head up to the second floor and you can start to picture the apartments. Walls are standing, the units are laid out, and the structure is ready for the trades that come next. The whole building comes to roughly 35,000 to 40,000 square feet, and our framing contractors wrapped it up in about eight weeks.
The plan only works with the right people behind it. Three things came together on this one:
- A deep bench of skilled workers who know their trade
- Experienced supervision on site every day
- A plan everyone read and agreed on
Safety runs through all of it, and good framing contractors treat it as part of the job. Our team carries OSHA 10 and 30 training, and when there's public foot traffic right below your work area, that's something you think about every hour of the day.

Windows and Siding Installation: Closing the Building In
With the framing wrapping up, the job moves into its next stage. Windows and MEP rough-in are getting started, and siding installation comes right behind them. This is the point where the structure starts to look like a real building from the street.
Siding is for looks, but it also protects the structure from the elements. This sequence is the idea behind the Weather Tight Package. Fewer crews on site means fewer gaps between trades and clearer accountability. And since our framing contractors hand off a clean, square structure, window installation goes faster and the siding lines come out straighter.
Straight From the Job Site
We asked the owner of the general contracting firm on this project why he brought us in as framing and siding contractors. Josh Brandt, owner of Stack + Co, a construction manager and developer based in Dorchester, put it this way:
"It's inevitable in construction that something's going to go wrong. Having somebody on the other side of the table who you know you can trust, who will work with you when there are problems, is the most important thing to me. We were really pleased to hire Lifetime for our framing, windows and siding. Would I recommend them? Of course. I'm hiring them for my biggest job."
